PROPERTY & CANCELLATION POLICIES

★For rentals up to 15 days:

✧ Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

✧ In case of no-show or early departures, 100% of the reservation will be charged.

✧ In case of cancellation/refund and consequent transfer of the payment already made, a €25 fee may be charged due to administrative charges.

✧ A security deposit of €400 will be paid by the client, in event of damage to the property, and will be returned to the guest if no damage is caused.

★For rentals longer than 15 days:

​

✧ Full refund up to 30 days before check-in. After that, the first 30 days of the stay are non-refundable.

✧ In case of no-show or early departures, 100% of the reservation will be charged.

✧ In case of cancellation/refund and consequent transfer of the payment already made, a €25 fee may be charged due to administrative charges.

 ★Ericeira Beach House has at your disposal 2 payment method, Bank Transfers and Credit Card:

 Bank transfers:

​

- Your reservation is only considered confirmed after sending the bank transfer proof to ericeirabeachhousept@gmail.com 15 days before your arrival. Otherwise, Ericeira Beach House may cancel the reservation.

- For rentals over 15 days, it is accepted a down payment of 50% to confirm reservation plus security deposit, and 50% on the day of the check-in.

Credit cards:

​

- Ericeira Beach House uses Stripe platform to receive Credit Card payments.

- Use of this Stripe online payment platform constitutes a contract between you and Ericeira Beach House. These are the terms and conditions of the use of this platform and we recommend that you read them carefully. If you have any questions please contact the sales representative that has sent you the link to this platform.

-By using this service you warrant that:

✧ You have the authority to accept these terms and conditions

✧ The credit card being used is in your name or, if in another name, that you are authorized to use it 

✧ The information you have provided is true and correct.

✧ You are over 18 years of age

✧ When you use this platform, the funds will be deducted from your credit card in Euro.

✧ Due to the nature of online transactions, it may take a number of days for this charge to appear on your credit card.

✧ We do not store any of your credit card information, this information is encrypted and transferred to Stripe to complete your transaction.

✧ If the payment is successful you will receive a confirmation notice, if unsuccessful you will be advised that your payment has failed.

✧ By using Ericeira Beach House Stripe platform you accept and consent to your personal data being provided to Stripe.

✧ Your reservation is only considered confirmed after sending an email agreeing to Terms and Responsibilities.

​- For rentals over 15 days, it is accepted a down payment of 50% plus deposit to confirm reservation, and 50% on the day of the check-in.

- Your reservation is only considered confirmed after an agreement of Terms and Responsibilities to ericeirabeachhousept@gmail.com 15 days before your arrival. Otherwise, Ericeira Beach House may cancel the reservation.

 HOUSE POLICIES:

​

✧ The check-in is between 03:00 pm and 10:00 pm and you should inform Ericeira Beach House earlier about your arrival time.

✧ The check-out is until 11:00 am. 

✧ There is free WiFi in Ericeira Beach House.

✧ No pets are allowed.

✧ The fireplace can be prepared for your use on request. Please let us no beforehand if you want to make use of this option. Wood can be provided for an additionally fee.

✧ The parking is private, indoor and free.

 

CONDOMINIUM POLICIES:

 

✧ Pool hours are between 8 AM and 10 PM.

✧ The ping-pong lounge is open from 8 AM – 11 PM.

✧ In common areas pets are not allowed without a leash.

✧ It is not allowed to walk dogs in the common area.

✧ Do not use surfboard or other big objects in the pool area.

✧ It is mandatory to shower before entering the pool.

✧ Do not take chair or any other furniture to the pool area.

✧ Do not dive into or run around the pool as it might bother other people.

✧ Children in the pool area must be supervised by an adult at all times.

✧ Shoes must be worn in the lounge bathroom.

✧ Do no throw out waste water in the swimming pool area, the terraces or the gardens.
